Other tools help you run your tenancy.

LettingsLedger makes sure you can prove it.

Most landlords do the work. Few have a structured record of it. Since 1 May 2026, that gap has consequences. We close it.

Why this matters
“The certificate existed.
The proof of service did not.”

Mark has rented a flat in Leeds for six years. His gas certificate is in a folder. His EICR is somewhere in email. His agent manages the day-to-day.

In March 2026 his tenant stops paying rent. Mark serves a Section 8 notice. At the possession hearing, the judge asks for evidence the current EICR was served to the tenant at the start of the tenancy — not just obtained.

Mark cannot produce it. The hearing is adjourned. He pays for a second hearing and loses three months of rent.

No fine. No criminal liability. Just three months of rent and legal costs from a single gap in a paper trail he thought was complete. LettingsLedger would have built that record on day one.

Good enough for day-to-day.
Not enough when it counts.

When possession is challenged
You can show the certificate exists — not that it was served
Documents are in folders — no proof of when or to whom
Deadlines are tracked — evidence of compliance is not
Built for managing the tenancy, not defending it
LettingsLedger
Records proof of every action with timestamp
Builds a structured evidence record you can export
Shows what was done, when, and how it was served
Built for compliance proof under pressure

LettingsLedger is the evidence layer your existing tools do not provide.

One missed deadline.
Thousands of pounds.

Since 1 May 2026 your compliance record plays a direct role in possession proceedings. These are not hypothetical figures.

EICR overdue
£30,000
Civil penalty per property — Electrical Safety Standards Regulations 2020
Deposit unprotected
1–3×
Deposit amount a court may order as penalty
Unlawful eviction
£40,000
Civil penalty under Renters’ Rights Act 2025
Gas safety lapsed
Unlimited
Fine plus potential imprisonment on summary conviction

LettingsLedger builds the record that proves you did everything right — so when something is challenged, you have evidence, not just assertions.
